These terms set out how the Əmlak.az site may be used. By using the site, by posting a listing or by making a payment you accept them.
About the service
Əmlak.az is a property-listings portal that has been running since 2012. It publishes listings for property offered for sale and for rent. Reading listings and searching them needs no account.
Posting a listing
A listing may be posted with an account or without one. Posted without one, it belongs to the contact number you give, and the link that manages it is sent to the email address you give. That link is a secret — do not pass it on.
A listing must be about one real property that is actually being sold or let. The price must be complete and correct, the address must be marked precisely on the map, and the listing must carry at least 4 and at most 30 photographs of the property itself.
A description may not carry a telephone number, an email address or advertising for a company’s services, and may not be written all in capitals. A down payment, or the price of one sot or one square metre, is not the price. Photographs carrying another site’s logo — EMLAK.AZ’s own included — are not accepted.
Every listing and every edit is checked by a moderator before it appears on the site. There are three outcomes: the listing is published; it is sent back with the fields and photographs that need correcting, which you may fix and send again free of charge; or it is refused. We usually tell you the outcome by email.
We may pause, refuse or remove a listing that breaks these terms, and we may block an account. A blocked account keeps its balance and its listings, and we say so by email.

One listing a calendar month may be posted free of charge. The allowance is counted against the contact number you give on the listing, whether or not you are signed in. It is used up the moment the listing is sent: it is not given back if the listing is refused or deleted, and the next free one comes with the next month.
Every listing after that costs the fee shown on the form. You may also buy a pack of listings at once; a pack is spent one listing at a time.
Paid services put a listing in front of more people: Premium, VIP, Urgent and Automatic renewal are sold for a chosen number of days, and the social-network and YouTube advertisements as orders of their own. Every price is shown before the purchase.
An account, and a contact number, each carry two balances: a money balance in manat, and a listing balance, which is a count of listings and is spent on new listings only. A listing balance is never turned back into money, except by a manual adjustment our support makes. A purchase is taken from the balance where it covers it; where it does not, the payment is made by bank card through the payment gateway.
Money is returned in three cases: a listing that was never published is refused in review; a listing that was never published is deleted by its owner; or we revoke a paid service. The sum goes back to the balance of whoever paid — a card payment returns to that balance and not to the card. A service bought by card by somebody with neither an account nor the listing’s management link cannot be refunded, because there is no balance to return it to. A free listing is never given back.

How long a listing runs
A listing stays on the site for 30 days from the day it is first published. Seven days before that ends, and again on the day it ends, we write to the email address on the listing.
An expired listing leaves the front page and the search results, and its own page stays readable at the same address. Buying any paid service on it brings it back and keeps it on the site for at least another 30 days. Nothing is sold that only adds days: Automatic renewal lifts the listing in the search results each day it runs, and it carries the same 30 days every other paid service carries.

Responsibility for what a listing says
The text, the price, the address and the photographs of a listing belong to the person who posted it. By sending a listing you state that what it says is true, and that you have the right to offer the property and to publish the photographs. We check listings, but the responsibility for what one says stays with the person who posted it.
We publish a listing and its photographs on the site, and we put our own mark on the published pictures. Where the social-network or the YouTube advertisement is ordered, we also place the listing on our own pages and channel.

Changes to these terms
We may change these terms. This page always carries the text that is in force, and using the site after a change means accepting it.
